General Policy 2
GP2 requires development to respect character/appearance (b,c), protect residential amenity (g), and safeguard highway safety (h,i). Officer assessed the conversion against these, finding no visual detraction, no amenity harm due to ancillary use and design, and sufficient parking confirmed by Highways, with site visit verifying integration with dwelling and area.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Ancillary use restriction
The summerhouse hereby approved shall not be used other than in association with Thumper Cottage, as a summerhouse, for the storage of domestic items, as ancillary to the use of the dwellinghouse and for no other purpose. REASON: The impact of the proposal has been assessed solely in relation to the additional use as a summerhouse. Any alternative uses will require further consideration in the interests of the neighbouring amenity.
