23/01029/B in relation to bat surveys
The Ecosystem Policy Team can confirm that the Manx Bat Group’s bat survey for the
Waterfall Hotel, dated August 2024, is all in order and that a suitable level of
assessment has been undertaken.
The Manx Bat Group found no evidence of bats roosting in the building and therefore
mitigation for bats is not required. However, it is recommended that demolition
commences outside of the bat hibernation season (which takes place between
November to March). We also recommend that checks for bats are undertaken prior to
demolition, which will require any external gaps to be investigated.
If bats, or evidence of bats, is discovered while work is being undertaken, all work must
stop and advice be sought from the DEFA Ecosystem Policy Team 01624 651577, or
from the Manx Bat Group Help Line 07624 366177.
