NOTE1. In this instance of the submitted drawings and documentation provided and after consultation with the case officer from the original application, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 23/01063/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.

Officer’s Report
1.0 Description 1.1 The proposed application 23/01063/B for the conversion of existing stables to tourist accommodation with associated storage room was approved on 25.02.2024 subject to 2 conditions, one of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy.

24/10093/AIR 1.3 Specific wording of the conditions are as follows:
1.4 No development shall take place until full details of soft and hard landscaping works have been submitted to and approved in writing by the Department and these works shall be carried out as approved.
Details of the soft landscaping works should include details of new planting (including tree planting) showing, type, size and position of each. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwelling, whichever is the sooner.
Any trees or plants which die or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Details of the hard landscaping works include footpaths and hard surfacing materials. The hard landscaping works shall be completed in full accordance with the approved details prior to the first occupation of the dwelling hereby permitted. Reason: To ensure the provision of an appropriate landscape setting to the development.
2.0 Proposal 2.1 The applicant's agent has submitted a range of documents and drawings outlining the materials and finishes to be implemented as well as the tree planting that is proposed.
2.2 The applicant's agent has provided a detailed drawing listing the location of each type of plant/tree with numbers to outline what each type is. The list is as follows:
1 - Digitalis, from seed 2 - Hollyhock, from seed 3 - Buxus Sempevirens 30/35cm topiary ball 4 - Lonicera Japonica, 2l pot 5 - Lupinus Perennis, from seed 6 - Red Currant bush, 2-3l pot 7 - 1/2 Standard Bay Tree 8 - Lavender, 2l pot 9 - Hydrangea Macrophylla, 2-3l pot 10 - Hydrangea Arborescence, 2-3l pot 11 - Strawberry 12 - Buddleija, 2-3l pot 13 - 50cm2 Paving slabs with pea gravel between, for easy surface water drainage.
2.3 There are areas of hardstanding / paved patio areas indicated and photographs provided which show both the gravel and paving slabs to be installed.
2.4 The gravel areas are proposed to be Pea Gravel at 10-20mm in a brown/sand colour and the paving slabs are proposed to be reconstituted stone in a sandy colour.
3.0 Recommendation 3.1 In this instance of the submitted drawings and documentation provided and after consultation with the case officer from the original application, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 23/01063/B, under the understanding that the development shall not be carried out unless in accordance with the approved details. __
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
