NOTE. In this instance of the submitted drawings and documentation provided, and after consultation with the Case Officer from the original application, who is happy with the level of detail, are deemed sufficient to achieve the desired outcome and would be considered satisfactory to meet the planning condition 4 of application 24/00307/B, on the understanding that the development shall not be carried out unless in accordance with the approved details.

This decision hereby approved relates to drawings and documents submitted to the Department titled: 2305 004 SITE PRO and Proposal, recorded as being electronically received on 29th August 2024, as well as document titled 'additional information - Permeable Gravel' recorded as being received on 11th September 2024. __
Officer’s Report
1.0 Description 1.1 The proposed application 24/00307/B for the erection of a ground floor extension and annex. New garage, driveway and turning area. New door opening and steps to existing ground floor lounge was approved on 22.05.2023 subject to 5 conditions, some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 4 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition is as follows:

1.4 No development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces of the dwelling, including all hardsurfacing within the site, have been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
Reason: In the interests of the character and appearance of the site and surrounding area.
2.0 Proposal 2.1 The applicant's agent has submitted a range of documents and drawings outlining the materials and finishes to be implemented.
2.2 It is proposed that the roof tiles will be installed to match those of the existing house, dark slate, similarly with the finish for the windows and fascia and barge boards, which are to be finished in UPVC to match that of the existing dwelling. It is indicated that these will be finished in an anthracite grey/black.
2.3 The garage door is to be finished in a composite wood effect, with the decking also to be finished in a composite wood finish. The render will be finished in a white/off white colour. The rear retaining wall is to be finished in a natural stone cladding. Standard roof mounted solar panels to be implemented as per the images provided.
2.4 The applicant's agents has provided additional information in relation to the turning area as shown on the plan. It is proposed that this will be a loose permeable gravel similar to that of which is provided in most recent email.
3.0 Recommendation 3.1 In this instance of the submitted drawings and documentation provided and after consultation with the case officer from the original application, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 4 of application 24/00307/B, under the understanding that the development shall not be carried out unless in accordance with the approved details. __
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
