This decision hereby approved relates to documents that have been submitted to the Department, titled: APPLICATION FORM, XLASLIDE - INLINE SLIDER DATA SHEET - 2022, VEKA M70 SHEET, SOLIDOR-BROCHURE, SENIOR ALI VU BROCHURE, GEO & ASTRO BAR, ECOSCAPE FORMA COMPOSITE CLADDING and EXTERNAL FACING MATERIALS, all recorded as being electronically received on 10.06.2025 __
Officer’s Report
1.0 Description 1.1 The proposed application 23/00759/B for alterations to previously approved planning application 22/00473/B with a glazed link to modern two storey extension to rear was approved at Planning Committee 11.03.2024 subject to 8 conditions, some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition (4) which the applicants are seeking to satisfy.
The specific wording of the condition is as follows:
Prior to the installation of external finishes and materials, details of all external finishes, including the manufacturer's details, specification and colour of all the

25/10073/AIR materials/wall/windows/doors to be used in the external finish for the approved development shall be submitted to and approved in writing by the Department.
The development shall not be occupied or brought into use unless the external finish has been applied in accordance with the approved details and retained as such thereafter.
REASON: To ensure that the development is carried out to the highest standards of materials, in the interests of the appearance of the development and the visual amenities of the area.
2.0 Proposal 2.1 The applicant's agent has submitted a details in relation to the external finishes along with a duly completed AIRC form on the 10.06.2025.
2.2 The materials proposed are:
Roof Cladding - Prefa Standing Seam Prefalz in Patina Grey.
Wall Cladding - Ecoscape Forma Composite Panel Cladding finished in Flint Grey.
Windows - VEKA M70 Bevelled System, Extension works to be finished in Shwarzbraun and VEKA M70 Bevelled System with Geo-Fast Astragal Bar System. Renovation works to be finished in Agate Grey.
Entrance Door - Solidor Flint Solid finished in Shwarzbraun.
Wall Cladding - Ecoscape Forma Composite Panel Cladding finished in Flint Grey.
2.3 Brochures and specification sheets have been provided for all details.
3.0 Consultation 3.1 Consultation was made with the Planning Officer that dealt with the original planning application. The advice received 20.06.2025, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted documentation and after consultation with the relevant Department confirming that they are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 4 of application 23/00759/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
