Reserved matters approval
Approval of the details of design, external appearance of the building[s], internal layout, means of access, landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Department in writing before any development is commenced. Bird nest brick
The detailed application (reserved matters) shall provide an integrated bird nest brick suitable for built into the northern elevation of the proposed new dwelling. Reason: To ensure adequate mitigation and a neutral biodiversity impact.
Tree and hedge protection
The reserved matters shall include a scheme for the protection of the retained trees and hedges (a tree protection plan), and details of the appropriate working methods (an arboricultural method statement), all of which shall be prepared in accordance with the recommendations of British Standard BS5837:2012 (Trees in relation to Design, Demolition and Construction - Recommendations). Reason: To allow the proper consideration to be given to the impact of the proposed development on existing trees and hedges and to ensure that the development provides an acceptable visual and environmental impact.
