LANDSCAPING NOTES:
MIXED HEDGE:
Where noted on plans, mixed hedging to be planted utilising a mix of species as follows; Holly, Field Maple, Guelder Rose & Hornbeam.
CHERRY TREE:
New Cherry tree to be planted as indicated on plans, or similar approved species in discussion with DEFA Forester/Biodiversity team. Tree
to be planted as 3 year old saplings to improve chances of tree establishment. Reference is to be made to Planning Circular 1/93
Landscape Guidance Notes. Prior to the planting of the tree the applicant is to obtain further advice with regards to the suitable tree
location, so that the future root systems of the proposed trees do not affect the structural stability of the proposed dwelling.
LAWN:
Existing lawn area to be made good once construction works are complete. Any areas damaged by works to be re seeded with a local mix
of grass seed to match existing species.
EXISTING TREES:
Existing trees are well away from construction works. No materials or machinery is to be stored within the root protection areas of trees.
DRIVEWAY/PATHS:
Driveway/ parking area and entrance level paths to be formed in 50mm thick dark grey coloured paving setts or
rectangular/square tegulas, or 100mm thick stencilled/patterned concrete, suitable for motor vehicle weight/
manoeuvring, or similar approved finish, laid to fall away from the proposed dwelling. All to be installed in strict
accordance with the manufacturer’s instructions, including all required movement joint details, on 50mm sand
blinding on minimum 100mm well rolled and consolidated hardcore base. Dark grey jointing compound to be
brushed into joints between the paving setts/tegulas.
Side path and steps to be formed in min 100mm thick concrete.
ADDITIONAL NOTES:
1.Trees are to be planted and maintained until established in accordance with BS8545:2014 "Trees from Nursery to Independence in the
Landscape".
- Wildlife protection is to be implemented until the trees become established.
- All planting, seeding or turfing to be carried out in the first planting and seeding seasons following the completion of the development or
occupation of the dwelling, whichever is the sooner. Any trees or plants which die or become seriously damaged or diseased must be
replaced in the next planting season with others of a similar size and species.
Whilst the island suffers from some climatic restrictions to plant establishment (strong, salt laden winds and heavy rainfall), together with
generally poor acidic soils, once established, plant growth rates are excellent and, given protection, even tender plants will survive and
thrive.
The key to success is to utilise those plants which can be seen growing throughout the island as “key” species which will offer interest in
their own right as well as long term protection for less hardy plants grown in their shelter. As general guidance native/indigenous plants
should be used for larger scale structure planting with more ornamental species utilised in garden or formal settings.
The indicative plant species listed to the left are generally adaptable to conditions on the island. Local knowledge and observation of plants
growing in the vicinity will extend the list to ensure variety and diversity.
Initial impact from planting schemes can be achieved by specifying whips and shrubs within 600-1200 mm height range and increased
planting densities of 2-4 per square metre, depending on location.
Increased densities afford increased mutual protection to plants on exposed sites increasing survival and growth rates.
On very exposed sites protective windbreak fencing must be considered and maintained throughout the establishment period. Though
ground preparation is also essential before planting, and weed growth should be checked throughout the establishment period. Follow
planting instructions and do not allow plants to dry out or plant in water logged ground or in frosty weather. Always ensure that plants are
hardy, i.e. adapted to local conditions, and preferably buy local stock.
