Officer’s Report
1.0 Description 1.1 The proposed application 23/01149/B for Demolition of the existing garage and the erection of a two bedroom dwelling with associated hard and soft landscaping with surface and foul drainage all as an amended drawings application relating back to approved application reference PA 20/00729/B was approved on 23.02.2024 subject to 4 conditions, some of which required submission of additional information prior to the commencement of works.

1.2 This report is specific to Condition 4 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
(4) - Prior to the occupation of any part of the dwelling details and sample information for the slates, stone and timber cladding to be used on the external facing roof and elevations, and including the stone boundary wall along Station Road, shall be submitted to and approved in writing by the Department. The development shall be carried out in full accordance with the details approved details and within 12 months of first occupation.
Reason: The application has been assessed on this basis and as outlined in the submitted documents in the interests of the character and appearance of the site and surrounding area.
2.0 Proposal 2.1 The applicants have submitted documents in relation to the materials and finishes to be used in the construction of the new care home. The Department also received the relevant application form on the 10.06.2024.
2.2 Covering planning condition 4, the applicants have proposed to finish the roof in Glendyne Natural Slate which is specified as "Blue grey colour with consistent fine surface texture".
2.3 The proposed cladding to be installed towards the rear of the building is "Siberian Larch Cladding"
2.4 The applicants have proposed for the stonework and walling to be finished in Earystane Stone.
3.0 Consultation 3.1 The recommending officer of the original application was consulted for advice on the satisfaction of condition. The advice received on 10.07.2024, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the documents submitted in relation to the materials and finishes to be used, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for planning conditions 4 and of application 23/01149/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
