Date: 01 August 2024 14:21:37 Good afternoon Dan, Please see below comments on behalf of Highways DC for the below AIRC: 'The information provided is to address condition 3 of planning permission for PA 23/01029/B. The condition required: allocation and marking of resident spaces within the car park; identification of suitable bicycle storage at one space per bedroom; and reduction of boundary wall to a max. height of 0.6m. All of the requirements must be retained for perpetuity. Drawing 20141-PL01 identifies 8 spaces within the car park opposite (under applicant ownership) that have been designated for the residential use. This would meet the minimum standard for two spaces per dwelling and are adequately sized for such use. It should be noted that within PA 24/00802/B (currently live) the spaces are also designated for residential use. The spaces should be signed/noticed visibly in order to prevent public use. The applicant is advised that as a private car park, the management of these spaces and any parking issues will be the responsibility of the land owner and not the Department/local authority. Drawing 20141-PL02 has provided the location of bicycle storage for each dwelling. From the detail provided of the bicycle store, there is sufficient room to meet the minimum requirement of one space per bedroom. While some stores are visible from the public highway, the storage type can be suitable secured to prevent theft. Drawing 20141-PL03 shows the boundary wall height to the front of the dwellings to be a max. height of 0.60m. This should ensure pedestrian visibility of those exiting the dwelling directly onto the highway. The information provided by the applicant/agent adequately addressing the requirements of the condition, accordingly Highways DC have no further requirements or objection.'
