1.0 Description 1.1 The proposed application 23/01029/B was approved on 08.04.2024 for the demolition of Waterfall Hotel and erection of 4 terraced dwellings on site with associated parking and amenity space subject to 5 conditions some of which required submission of additional information prior to the commencement of works.

1.2 This report is specific to Condition 3 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
'C3. Prior to the commencement of development the applicant shall submit a plan demonstrating the following and shall be agreed in writing by the department and retained in perpetuity.
REASON For highway safety'
2.0 Proposal 2.1 The applicant has submitted 20141-PL01-P1, 20141-PL02-P2, and 20141-PL03-P3, Asgard Bike Store - Waterfall Hotel Example and 20141 - Waterfall Drawing Register-p3. These documents and plans show elevation drawings which highlight the boundary wall being no higher than 0.6m, site plans showing the location of the resident parking within the car park and the locations of the secured bicycle storage within the various boundaries of the proposed dwellings as well as a brochure from the manufactories website highlighting the bike storage they intend to use which will be a police preferred compact shed for 3 bikes.
3.0 Consultation 3.1 Highway Services team were consulted for advice on the satisfaction of condition. The advice received on 01.08.2024, after their review of the submitted documents, concludes that they are pleased that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In the instance of the submitted 20141-PL01-P1, 20141-PL02-P2, and 20141-PL03-P3, Asgard Bike Store - Waterfall Hotel Example and 20141 - Waterfall Drawing Register-p3 and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient and would be considered satisfactory for the planning condition 3 of application 23/01029/B with the understanding that the approved details shall be retained in perpetuity. __
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
