Tel 685950 email [email protected] KELLY- LEWTHWAITE BUILDING DESIGN LIMITED 23 MARKET STREET DOUGLAS ISLE OF MAN IM1 2PA TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure) Order 2019 In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to APPROVE an application by MR MATT NEWING, Ref 24/10068/AIR, for the Information in relation to conditions 2, 3, 4 & 6 for PA 24/00459/B - Soft landscape plan, arboricultural monitoring schedule, bird boxes and details of new sod bank at The Grange Clypse Moar Road Onchan Isle Of Man IM4 5BG . Any details or notes which apply to the approval are set out below. This decision is in relation to the submitted:
o PP-140624revB o The Grange Arb Monitoring Schedule (MS-200624) o BIRD BOX DETAILS DRG 11 o COVERING LETTER PLANNING CONDITIONS Submitted on the 15.07.2024 and; o SOD BANK DRAWING DRG REV 10A Submitted on the 07.08.2024. NOTE The approved documents and plans are deemed sufficient and would be considered satisfactory for the following planning conditions of application 24/00459/B; o Condition 2 with the understanding that the approved landscaping scheme shall be carried out in accordance with the approved details. The works shall be carried out during the first available planting season following the commencement of the development or in accordance with the programme agreed in writing with the Department. Any trees or plants indicated on the approved scheme which, within a period of five years from the date of planting, die, are removed or become seriously damaged or diseased shall be replaced during the next planting season with other trees or plants of a species and size to be first approved in writing by the Department. o Condition 3 with the understanding that the Tree Protection Measures shall remain in place until such time as the development is substantially complete. Tel 685950 email [email protected] construction, the developer shall comply with the Recommended Protection Measures for Retained Trees set out at Section 4.5 of the approved Manx Roots Arboricultural Impact Assessment dated April 2024. o Condition 4 with the understanding that the approved box(es) shall be installed prior to the development hereby permitted first coming into use. o Condition 6 with the understanding that the sod bank shall be fully completed in accordance with the approved details and drawings prior to the development hereby permitted first being brought into use.
