NOTE. In this instance of the documents submitted in relation to the materials and finishes to be used externally, and after consultation with the recommending case officer, who is happy with the level of detail and the material samples shown, they are deemed sufficient to achieve the desired outcome and are considered satisfactory to meet the requirements of planning condition 5 of application 23/01006/B, on the understanding that the development shall not be carried out unless in accordance with the approved details.

Officer’s Report
1.0 Description 1.1 The proposed application (23/01006/B) for the erection of a new dwelling (amendments to PA20/01246/B) was approved on 25.02.2024 subject to (5) conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 5 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
No development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs, have

24/10071/AIR been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
Reason: In the interests of the character and appearance of the site and surrounding area.
2.0 Proposal 2.1 The applicant has submitted documents outlining the materials and finishes to be used externally. The Department received the relevant application form on 24.07.2024 as well as the schedule of materials and finishes to be implemented.
2.2 It is proposed that the roof will be finished in Spanish slate SSQ Del Prado. The cladded walls and chimney stack will be finished in a Tier Wall Stone Cladding. Rainwater goods will be finished in ALUMASC AX Anthracite grey polyester powder coated aluminium with details for circular downpipes shoes and hoppers. The rendered areas are proposed to be finished in Through Colour K Rend Render Polar White.
3.0 Consultation 3.1 The recommending officer of the original application was consulted for advice on the satisfaction of condition. The advice received on 26.07.2024, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the documents submitted in relation to the materials and finished to be used externally, and after consultation with the recommending case officer, who is happy with the level of detail and the material samples shown, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for planning condition 5 of application 23/01006/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
