Officer’s Report
1.0 Description
1.1 The proposed application 24/00194/B was approved on 02/05/2024 for the erection of a three storey extension on the north elevation (alteration to PA 19/00176/B), extensions to the lower ground floor, and variation of condition 2 of PA 19/00176/B to allow a total of three bedrooms in the whole house to be used as tourist TT/MGP accommodation.

24/10055/AIR 1.2 The approval was subject to 5 conditions one of which required submission of additional information prior to the commencement of works.
1.3 This report is specific to Condition 2 which the applicants are seeking to satisfy.
1.4 Specific wording of the condition as follows:
'C 2. No development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs, have been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
Reason: In the interests of the character and appearance of the site and surrounding area.'
2.0 Proposal
2.1 The applicant's agent has submitted an application for the discharge of conditions and Beach House Schedule of Materials document 1 & 2 showing the intended materials to be used on the approved extension. What has been proposed is to match that of the existing building and extensions when checking the information approved under application 19/00176/B.
3.0 Recommendation
3.1 In the instance of the submitted application for the discharge of conditions, as well as Beach House Schedule of Materials document 1 & 2 and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient and would be considered satisfactory for the planning condition 2 of application 24/00194/B with the understanding that the development shall not be carried out unless in accordance with the approved details.
