NOTE. In this instance, the submitted cover letter, application and ecology report and the LANDSCAPING DETAILS, after consultation with the Ecopolicy Officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 6 of application 23/00885/B.

Officer’s Report
1.0 Description
1.1 The proposed application 23/00885/B for the erection of a pair of semi-detached dwellings, (4 No dwellings in total), on vacant building plots was approved on 28.11.2023 subject to 6 conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 6 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
Prior to site clearance, an Ecological Mitigation Plan must be written by an ecologist and to detail any findings, alongside proportionate mitigation, and be submitted for approval in writing by the Department. The development shall not be carried out unless in accordance with the approved details.

REASON: In the interests of ecology.
2.0 Proposal
2.1 The applicant's agent have now submitted a cover letter, application and ecology report for the satisfaction of condition 6. The ecology report was prepared by Ecology Vannin and covers their walk over survey of the site, its findings, its mitigation proposals for the site as well as the locations of 2 bird boxes and 2 bat boxes for the site, and the proposed boxes they intend to use.
2.2 Upon review the Ecopolicy Officer requested confirmation that a high species diversity mix will be used as opposed to a regular mix as well as confirmation that there will be 1 stone/ log pile as per the mitigation within the report. The agent then submitted their approved landscape plan with the added log/ stone pile and confirmation that a high species diversity mix will be used.
3.0 Consultation
3.1 The Ecopolicy Officer was consulted for advice on the satisfaction of condition. The advice received on 12.06.2024, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation
4.1 In this instance of the submitted cover letter, application and ecology report as well as the submitted LANDSCAPING DETAILS and after consultation with the Ecopolicy Officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 6 of application 23/00885/B.
