20 September 2012 · Delegated - Senior Planning Officer (Anthony Holmes)
17, Wallberry Mews, Douglas, Isle Of Man, IM2 2ne
The proposal involves installing a 0.2m diameter flue on the southern gable end wall of No. 17 Wallberry Mews, an end-terrace modern two-storey house in a residential area of Douglas, accessed via Clybane Rise. The flue projects 2.8m horizontally from the wall above the public footpath and then rises 5.27m vertically.

The officer considered the main issue to be the potential visual impact on the street scene in Wallberry Mews and more prominently from the adjacent public footpath.
General Policy 2
GP2 permits development in accordance with land-use zoning provided it respects the site and surroundings in terms of siting, layout, scale, form and design; does not adversely affect townscape character or local amenity; and meets other listed criteria. The officer tested the flue's visual impact from Wallberry Mews road and public footpath, concluding its position (2.8m projection above footpath), size (0.2m diameter) and design would not cause significant harm to the street scene or locality character in this residential zone. No tensions with other GP2 tests were noted.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
