We have been owners of 11 Station Road for over 40 years now and during this time the property has always been retail on the ground floor and storage / office space above.
Over the past 15 years we've seen a large decline in the demand for the need for storage space due to changing buying trends and office space, which has been seen island wide.
The demand for residential property however remains high. In the last 10 years the property's upper floors have never been fully utilised by tenants, meaning the property generally runs into disrepair.
The proposed new dwelling is located within the centre of the town, with immediate access to primary public transport. Previous experience would lead us to expect that the property will suit occupants that do not need a car. We do not envisage any problems with an increase in parking. Cycle storage will be provided in the rear yard, which will (as existing) house the refuse / recycling bins. An area is also provided for clothes drying and outdoor space for the proposed dwelling.
