General Policy 2
Requires development to respect site and surroundings in siting, layout, scale, form, design (b); not adversely affect character of landscape/townscape (c); and not adversely affect amenity of residents or locality character (g). Officer assessed the extension's subordinate scale, flat roof, and balustrade against these, finding compliance due to varied streetscene and no overbearing impact.
Environment Policy 36
Permits development outside but close to Conservation Area boundaries only if it does not detrimentally affect important views in or out. Assessed as satisfied due to site's distance from the Area and intermittent development in between, ensuring no harm to views.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Glazed balustrade details
The glazed balustrade shall be installed in full accordance with those details shown on dwg; PTA 227-12 Rev A and retained as such thereafter, including retained in a transparent finish thereafter. Reason: the height and see through design helps to minimise overall bulk and prominence and reduces the height below the eaves in the interest of visual impact on the main dwelling and its appearance within the streetscene.
