Strategic Policy 4
Proposals for development must protect or enhance the landscape including those adjacent to relevant designations. The officer assessed the window replacement's impact on the setting of Registered Buildings opposite the site, concluding it adequately protects this setting as the bungalow is unremarkable and the change does not harm the townscape.
General Policy 2
Development in accordance with land-use zoning will normally be permitted subject to criteria including respecting site and surroundings in terms of siting, layout, scale, form, design (b); not adversely affecting character of townscape (c); not adversely affecting amenity of residents or character of locality (g); and no unacceptable effect on road safety (i). The proposal was found to meet these as it respects the streetscene with matching materials, causes no harm to amenity or character, and retains parking without highway issues.
External surfaces matching
Prior to the room first being brought into use, all external surfaces shall have been made good, and be in keeping with the existing external surfaces of the dwellinghouse.
