Conditional No ObjectionThe Ecosystem Policy Team therefore recommend that a condition is secured for no works to commence unless a plan detailing the measures that are to be put in place to prevent bird strikes on the clear glass balustrade; The Ecosystem Policy Team request that the following conditions are secured on approval; thorough checks for nesting birds and roosting bats must be undertaken prior to the demolition of any building and the felling of any trees
Conditions requested: No works to commence unless a bat and bird nest box plan, detailing the location, height, number and type of boxes/bricks, has been provided to Planning and approved in writing. The plan should include at least 2 bat boxes suitable for crevice dwelling species, at least 2 integrated swift nest bricks, and at least 1 open fronted nest box. The plan should also be specific in stating that the open front nest box will be provided prior to works commencing.; New landscaping (tree and hedge planting) must be undertaken in full accordance with the details shown Manx Root’s Tree Planting Plan (Drawing No. PP-260424) and the Proposed Site Plan (Drawing BRW. A1). This should be accompanied by the standard condition for the replacement of any tree or shrub which die or become damaged within 5 years from the date of planting.; No permanent external lighting to be installed unless a sensitive low level lighting plan, following best practise as detailed in the Bat Conservation Trust and Institute of Lighting Professionals Guidance Note 8/23 on Bats and Artificial Lighting (2023), has been submitted to Planning and approved in writing. All works must then be undertaken in full accordance with this plan.; No works to commence unless a plan detailing the measures that are to be put in place to prevent bird strikes on the clear glass balustrade, is submitted to Planning and approved in writing. Measures could include use of etching, ultraviolet coatings or decals.
