NOTE. In this instance of the documents submitted in relation to the materials and finished to be used externally, and after consultation with the recommending case officer, who is happy with the level of detail and the material samples shown, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for planning condition 2 of application 23/01417/B, on the understanding that the development shall not be carried out unless in accordance with the approved details.

Officer’s Report
1.0 Description 1.1 The proposed application (23/01417/B) for the Demolition and replacement of existing dwelling, install photovoltaic panels, and landscape and re-wild adjacent land was approved on 25.03.2024 subject to (8) conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:

24/10047/AIR No development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including all hard surfacing, have been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
Reason: In the interests of the character and appearance of the site and surrounding area
2.0 Proposal 2.1 The applicant's agent has submitted documents outlining the materials and finishes to be used externally. The Department received the relevant application form on the 14.05.2024 as well as the schedule of materials and finishes to be implemented. It is proposed that the roof will be finished in Spanish slate SSQ Del Prado. The cladded areas will be finished in a larch timber. Rainwater goods will be finished in a Black Marley Alutec. The boundary walls will be repaired with 'random' stone from local quarries. The applicants have also proposed a rain chain to be used adjacent to the terrace to direct rainwater into the proposed rill.
2.2 Loose gravel is proposed to surround and compliment coastal plants in zone 1. The parking area is to have bonded gravel for stability, to compliment the loose gravel adjacent. The ground floor terrace is to be finished in Egyptian beige sawn and sandblasted limestone slabs with the first floor terrace to be finished in timber effect ceramic planks to compliment the larch cladding.
3.0 Consultation 3.1 The recommending officer of the original application was consulted for advice on the satisfaction of condition. The advice received on 16.05.2024, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the documents submitted in relation to the materials and finished to be used externally, and after consultation with the recommending case officer, who is happy with the level of detail and the material samples shown, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for planning condition 2 of application 23/01417/B , under the understanding that the development shall not be carried out unless in accordance with the approved details. __
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
