C 1. In this instance of the submitted 07 LANDSCAPING CONDITION DRAWING _ Layout as well as Fenella landscaping condition photos and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 23/01363/B with the understanding that all planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwelling, whichever is the sooner. Any trees or plants which die or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.

Officer’s Report 1.0 Description
1.1 The proposed application 23/01363/B for the erection of a new three bedroom dwelling and detached single car garage, with associated parking apron was approved on 30.04.2024 subject to 6 conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy.

24/10048/AIR 1.3 Specific wording of the condition as follows:
No development shall take place until full details of soft landscaping works have been submitted to and approved in writing by the Department and these works shall be carried out as approved. Details of the soft landscaping works include details of new planting (tree planting) showing, type, size and position of each. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwelling, whichever is the sooner. Any trees or plants which die or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Reason: To ensure the provision of an appropriate landscape setting to the development.
2.0 Proposal
2.1 The applicant's agent have now submitted 07 LANDSCAPING CONDITION DRAWING _ Layout REV A and Fenella Landscaping Condition Photos which shows the rear garden as grassed lawn with the existing hedge retained and the boundary walls comprising of a small 1m wall with of 150mm in total on the Yn Fea side and 1800mm on the Fenella Villa side.
3.0 Consultation
3.1 The Ecopolicy Officer was consulted for advice on the satisfaction of condition. The advice received on 14.06.2024, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation
4.1 In this instance of the submitted 07 LANDSCAPING CONDITION DRAWING _ Layout REV A as well as Fenella landscaping condition photos and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 23/01363/B with the understanding that all planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwelling, whichever is the sooner.
