Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Biodiversity features
Prior to the occupation of the development hereby approved, integrated swift nest boxes and bat bricks must be erected in the locations shown on the "Proposed House Type Floor Plans Elevations and Sections Marine Parade (Drawing No. P-03 A)" and "Proposed House Type Floor Plans and Elevations Stanley Road" (Drawing No. P-02 A). The approved nest boxes and bat bricks must thereafter be retained in perpetuity. Reason: In the interests of biodiversity.
Lighting for bats
No domestic external lighting shall be installed unless it follows best practise as detailed in the Bat Conservation Trust and Institute of Lighting Professionals Guidance Note 8/23 on Bats and Artificial Lighting (2023). Reason: In the interests of biodiversity.
Highway works
The highway works on the approved plan (ITB19672-GA-001 Rev K) shall be completed prior to the occupation of the approved development, and thereafter maintained as such in perpetuity. Reason: In the interests of highway safety.
Gib Lane and site access/parking
Prior to the occupation of the development, the alterations to Gib Lane; vehicle manoeuvring, parking and turning areas; pedestrian areas; bin storage and cycle parking facilities as shown on the approved plan (PO1 Rev B) shall be undertaken strictly in accordance with the approved details and retained thereafter as such in perpetuity.
