Officer’s Report 1.0 Description
1.1 The proposed application 23/00067/CON for the demolition of previous extensions and erection of new replacement extension in association with application PA 23/00066/B was

24/10053/AIR approved on 08.04.2024 subject to 3 conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 3 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
'Within two months of this decision becoming final, a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs and the proposed doors and windows shall be submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
Reason: To ensure the satisfactory preservation of the character and appearance of the Conservation Area.'
2.0 Proposal
2.1 The applicant's agent have now submitted 8.6.2 Letter to planning - Discharge of Condition, Brochure-SSQ-Del-Carmen, CA-3199 External Finishes Schedule, cascade- brochure, Discharge of Condition Form, Enhanced Grain Product Spec Sheet UK, PermaRend System Sheet, System-Technical-Data-Sheet-Protec-System-V2.1, VEKA_Vertical-Slider- TRADE_v10-AW and IDSystems-GlassBalustrades-Brochure. These provide information on the proposed finishes to the property including wall finishes, roofing materials, windows, doors and information on existing detail that is being retained and repaired. The proposed materials maintain the character and appearance of the site and the conservation area.
3.0 Recommendation
3.1 In this instance of the submitted 8.6.2 Letter to planning - Discharge of Condition, Brochure-SSQ-Del-Carmen, CA-3199 External Finishes Schedule, cascade-brochure, Discharge of Condition Form, Enhanced Grain Product Spec Sheet UK, PermaRend System Sheet, System-Technical-Data-Sheet-Protec-System-V2.1, VEKA_Vertical-Slider-TRADE_v10- AW and IDSystems-GlassBalustrades-Brochure and after consultation with the case officer and registered building officer, who here happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 3 of application 23/00067/CON with the understanding that the development shall not be carried out unless in accordance with the approved details.
