Approval in Principle for erection of timber stable block

After reviewing this Application, Highway Services HDC finds it to have no significant negative impact upon highway safety, network functionality and/or parking, providing the use remains ancillary to the existing building on the site and for private personal use only.

Members felt that this was an acceptable structure in this rural location despite being relatively large (12m x 8m/4m x 3,05m high).; Members will re-consider the location once the REM application is submitted. They will be interested to see that the location is carefully chosen with advice from planning officers.; Garff Commissioners recommendation for this AiP: No Objection.

Highway Services HDC have reviewed the updated information for planning application 24/00496/A dated 15 Aug 2024 online and continue to have NO objections to the application as there are two accesses to the red-line boundary site which can provide vehicular access to the proposals.; Ideally, access A would be used more for vehicular access to the stable block as this has better visibility existing on to the public highway compared to access B.

Allowing surface water runoff onto a public highway would contravene Section 58 of the Highway Act 1986 and guidance contained in section 11.3.11 of the Manual for Manx Roads.; Recommendation: The applicant should be aware of, and demonstrate compliance with the above clause.
