NOTE. In this instance of the submitted Proposed Block Site Plan Drainage Detail in relation to the surface water run off and soakaway details and after consultation with the original application's case officer, it is confirmed that they are both happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition (2) of application 22/01293/B with the understanding that the approved plan is to be completed before occupation and maintained as such.

Officer’s Report
1.0 Description 1.1 The proposed application (22/01293/B) for the (Demolition of attached garage and erection of replacement 2 storey house was approved on (01.07.2023 subject to 2 conditions one of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition (2) which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows: Before commencement, a surface water drainage plan is to be approved by the Department in writing. The approved plan is to be completed before occupation and maintained as such.
Reason: to safeguard the drainage infrastructure of the area.

24/10039/AIR 2.0 Proposal 2.1 The applicant's agent has submitted Proposed Block Site Plan Drainage Detail detailing the surface water run off showing two different directions of water run-off from the roof plane titled both A and B.
Surface Water Drainage Notes: A: Soakaway: To be 1m x 1m x 1m filled with coarse crushed stone, located as shown on plan. B: Rainwater from front pitch of roof to be discharged to a gulley and from there to front garden area. C: Front garden to be finished with permeable gravel.
3.0 Consultation 3.1 The Manx Utility Authority was consulted for advice on the satisfaction of condition. The advice received on 30.04.2024, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
"Manx Utilities can confirm that the proposals meet with MU requirement in so far that it keeps SW separate from the foul drainage, however the use of soakaways are private and the discharge SW directly onto the front garden form the front of the property would need to be confirmed by building control."
4.0 Recommendation 4.1 In this instance of the submitted Proposed Block Site Plan Drainage Detail in relation to the surface water run off and soakaway details and after consultation with the original application's case officer, it is confirmed that they are both happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition (2) of application 22/01293/B with the understanding that the approved plan is to be completed before occupation and maintained as such.
