General Policy 2
GP2 sets general standards for acceptable development, including character/appearance (b,c) and neighbouring amenity (g). The officer assessed the extensions as subordinate, fitting the plain bungalow and streetscene of flat-roofed bungalows, with no adverse impact on neighbours due to scale, hedging, and orientation.
Environmental Policy 22
EP22 requires prevention of unacceptable harm to the environment or amenity of neighbouring properties. The flue was tested for visual impact in streetscene and smoke discharge to neighbours, found acceptable as it replaces an existing flue at ridge height with sufficient separation.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Driveway completion
Prior to the occupation of the single storey flat roofed extension (sun room/kitchen) the driveway extension as shown on drawing PTA 254 -02 shall be completed and ready for use and retained thereafter. Reason: to ensure adequate off street parking provision.
