NOTE. In this instance of the submitted D-01 EAVES DETAIL _ Layout, and after consultation with a principal planning officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 4 of application 22/00834/B with the understanding that the development shall be carried out as indicated on the approved drawings and retained as such thereafter.

Officer’s Report
1.0 Description 1.1 The proposed application 22/00834/B for the Erection of a two storey extension to rear and installation of roof dormers to front and rear was approved at appeal on 5th June 2023 subject to 4 conditions, some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition (4) which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:

24/10031/AIR C4: No development shall commence until a 1/20 scale drawing of the west elevation detailing the soffit, eaves and guttering to be used noting the relationship to the boundary has been submitted to the Department and approved in writing. The development shall be carried out as indicated on the approved drawings and retained as such thereafter.
Reason: In the interests to ensure there is no overhanging of the roof elements on the neighbouring property.
2.0 Proposal 2.1 The applicant's agent has submitted D-01 EAVES DETAIL _ Layout, detailing the dimensions of the structure and the materials to be used. There is only one small section of the works that would slightly overhang the shared boundary wall, and that is the gutter.
Existing boundary wall is 400mm thick and it has been assumed that the wall is in half ownership. New wall to be set min 70mm off the existing masonry face with foundation in accordance with the engineers details.
Details show - 10mm eternit board, Proctor facadeshield, 25x50mm treated timber batten set vertically & 12mm plywood.
3.0 Consultation 3.1 A Principal Planner was consulted for advice on the satisfaction of condition. The advice received on 29th April 2024, after the review of the submitted documents, confirmed that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted D-01 EAVES DETAIL _ Layout, and after consultation with a principal planning officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 4 of application 22/00834/B with the understanding that the development shall be carried out as indicated on the approved drawings and retained as such thereafter.
