The provision of one garage space on the site to provide parking for the dwelling is acceptable in this sustainable city centre location, subject to the garage being conditioned to be for the storage of vehicles only for the lifetime of the development.; The side boundary walls either side of the dwelling are high and this reduces visibility between vehicles and vehicle-pedestrians in regards to the dwellings access and the adjacent service road.; The visibility splays submitted on the planning application are substandard and the high boundary walls would hamper the visibility splays drawn.; How will bin storage be facilitated on the site? Bins storage should be shown on a revised plan.; Therefore, the applicant should reassess the proposals and provide additional information/plans where necessary taking account of the above.
Conditions requested: garage being conditioned to be for the storage of vehicles only for the lifetime of the development; side boundary walls should be reduced to no more than 1m in height for a minimum of 1m in length from the service road and this should be shown on revised layout and elevation plans; bins storage should be shown on a revised plan
