General Policy 2
General Policy 2 sets criteria (a) to (n) for development to be in keeping with area designation. The officer assessed the proposal against these, finding it acceptable as it causes fairly neutral impact with no harm to residential amenity or detrimental character effects beyond slight historic harm. The policy was met as domestic alterations were deemed appropriate in the residential area.
Strategic Policy 3 - To respect the character of our towns and villages
Strategic Policy 3 requires development to protect or enhance the individual character of an area. Even in a residential designation, the proposal was tested for character impacts, particularly roof materials and symmetry, and found compliant with only slight harm, maintaining overall terrace character.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
