NOTE. In the instance of the submitted application for the discharge of condition, timberlook section details and flush sash window arrangement and details plan, and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 23/00825/B. Alongwith the understanding that the windows are to be installed in accordance with the approved details and retained thereafter.

Officer’s Report

1.0 Description - 1.1 The proposed application 23/00825/B for the replacement of existing timber frame windows with new timber effect heritage style windows to the front and side elevations was approved on 20.11.2023 subject to 3 conditions one of which required submission of additional information prior to the commencement of works.

1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy. - 1.3 Specific wording of the condition as follows:

"Prior to the commencement of development details of the materials, opening method, frame profile, glazing bar arrangement and finish of the proposed windows are to be submitted to and approved in writing by the department prior to installation. Thereafter the windows are to be installed in accordance with the approved details and retained thereafter.

Reason: To ensure that the proposed windows respect the character of the building and surrounding townscape."

2.0 Proposal - 2.1 The applicant's agent have now submitted an application for the discharge of condition, timberlook section details and flush sash window arrangement and details. These plans and documents show how the windows will open, the flush, mullion and trickle vent details as well as the manufacturer's brochure for the windows showing the style of finish.

3.0 Recommendation

3.1 In the instance of the submitted an application for the discharge of condition, timberlook section details and flush sash window arrangement and details plan and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 23/00825/B with the understanding that the windows are to be installed in accordance with the approved details and retained thereafter.

I can confirm that this decision has been made by the Head of Development Management in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status
