1.0 Description
1.1 The proposed application 23/00739/B for the Erection of dwelling to replace former dwelling "Ballatiki" was approved on 21.08.2023 at Planning Committee subject to 4 conditions one of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:

24/10023/AIR "No development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including all hard surfacing, have been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
Reason: In the interests of the character and appearance of the site and surrounding area."
2.0 Proposal
2.1 The applicant has now submitted a schedule of materials, examples of the stone patterns and an application for the discharge of conditions for the satisfaction of condition 2. The Schedule includes external materials for the building with the walling patterns document covering the intended pattern the applicant intends to use (three coursed bond).
3.0 Recommendation
3.1 In this instance of the submitted schedule of materials, examples of the stone patterns and an application for the discharge of conditions and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 23/00739/B with the understanding that the development shall not be carried out unless in accordance with the approved details.
