Tel 01624 685950 Horncastle Thomas 20 Athol Street Douglas Isle Of Man IM1 1JA TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Registered Buildings) Regulations 2013 In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to APPROVE an application by Tevir Developments Ltd, Ref 20/00583/CON, for the Registered Building consent for alterations and installation of replacement and additional rooflights, enlargement of existing roof access door, roofing works, and installation of fall safety system (in association with PA 20/00582/GB) Registered Building Nos. 82 at Castle Mona Hotel Castle Drive Douglas Isle Of Man IM2 4LY . Any conditions or notes which apply to the approval are set out below. This approval is subject to compliance with any conditions listed and may not be implemented until it becomes final (see guidance notes). 1. The works hereby granted registered building consent shall be begun before the expiration of four years from the date of this consent. Reason: To comply with paragraph 2(2)(a) of schedule 3 of the Town and Country Planning Act 1999 and to avoid the accumulation of unimplemented registered building consents. 2. The temporary propping of the tower is to be carried out in accordance with the specification issued on 12 May 2020 by BB Consulting Engineers and date stamped received 05th June 2020. Reason: For the avoidance of doubt and to ensure the satisfactory preservation of this registered building 3. All structural roof repairs to be carried out in accordance with the outline specification, issue 01 dated 21 May 2020 by BB Consulting Engineers date stamped received 5th June 2020 unless otherwise approved in writing by the Department. Reason: For the avoidance of doubt and to ensure the satisfactory preservation of this registered building 4. Any damage to the registered building during the course of the works hereby approved shall be made good upon completion of said works. All making good works shall be submitted to and approved in writing by the Department and thereafter implemented within time period to be agreed with the Department.

Tel 01624 685950 Reason: to ensure the satisfactory preservation of this registered building 5. Prior to the commencement of works taking place details of the method for protecting architectural details and features in the affected areas of the registered building have been submitted to, and approved in writing by, the Department, implemented and inspected and approved on site by an officer of the Department. The approved protection measures shall be retained and maintained throughout the period of the work. Architectural features including but not limited to the cornicing and architrave within the tower. Reason: To ensure the satisfactory preservation of this registered building 6. Details of proposed internal downpipes including a method statement for their installation shall be submitted to and approved in writing by the Department prior to their installation. The development shall be implemented in accordance with the approved details and thereafter maintained. Reason: To ensure the satisfactory preservation of this registered building 7. No development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the roofs including rainwatergoods and rooflights, have been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details. Reason: To ensure the satisfactory preservation of this registered building 8. Details of proposed fall arrest system including a method statement for their installation shall be submitted to and approved in writing by the Department prior to their installation. The development shall be implemented in accordance with the approved details and thereafter maintained. Reason: To ensure the satisfactory preservation of this registered building This decision relates to the following: Drawings, Ouline Specification for roof repairs, Design and methodology for temporary propping and information all received on 5th June 2020 with the exception of drawing no 301 that has been superseded and amended and additional drawings date stamped 14th August 2020. NOTE Before work begins it shall be agreed in writing with the Department that the Applicant's agent will inspect the hereby approved works of alteration or demolition to ensure they are undertaken in accordance with the approved plans. Any proposed changes to the agreed supervision arrangements shall be subject to the prior written agreement of the Department. Reason: to ensure the satisfactory preservation of this registered building NOTE Before work begins a site meeting shall be held between The Department and the persons responsible for undertaking the works to ensure that the Conditions attached to the registered building consent are understood and can be complied with in full. Notification of the date and time of a meeting shall be made in writing to the Department.

Tel 01624 685950 Guidance Note This decision was made by the Planning Committee in accordance with the authority delegated to it. This decision refers only to that applied for under the Town and Country Planning Act 1999 and its subordinate legislation. A copy of the Officer’s report and any correspondence which led to the assessment and decision is available to view on the Government’s website (via Online Services www.gov.im/Viewapplications) or at the Department’s offices Murray House, Mount Havelock, Douglas. Implementation The decision does not become final until either · Any appeal has been concluded; or · 21 days have passed since the date on this notice and no appeal has been submitted Development must progress in accordance with the plans approved under, and any conditions attached to this approval (irrespective of any changes that may separately be requested at the Building Control stage or by any other Statutory Authority). This approval does not remove the need to also comply with any other relevant legislation. Any conditions requiring certain works, submissions etc. prior to commencement of development must be fulfilled prior to work starting on site. Failure to adhere to this approval and meet the requirements of all conditions may invalidate this approval or result in formal enforcement action. Appeal Any appeal must be in writing and submitted to the Department within 21 days of the date of this Notice. The appeal must contain: · the grounds for making the appeal; · payment of the planning appeal fee (currently £285); and · if relevant, confirmation that the appellant wishes to have the appeal determined by means of an inquiry and payment of the additional inquiry fee (currently £100). Failure to meet all of the relevant above requirements will mean that the appeal cannot be validated. An appeal form and more detailed guidance are available either from Planning & Building Control, Tel 685950, or from the Department’s website www.gov.im/planningappeal If this decision becomes final because there is no appeal, the Department’s public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House. Please note that if the counter copy of the application is not collected within thirty days following the last date on which a planning appeal can be made it will be destroyed without further notice.
