Please find response below to concerns raised by highways.
Confirm if the ground floor of Unit D2 is/will be occupied by the applicant or a separate business.
The ground floor of D2 will not be let to any new business it is solely for the applicants business. Having the extra room for storage will and additional equipment is essential to the health of the company.
Confirm the number of additional staff, visitors and trainees that would be generated by the proposed training facility (training use would generate more parking than storage use and will be used to assess the site parking demand as the worst scenario). It should be noted that highways may request a planning condition to restrict the number of staff/visitors/trainees to limit the parking demand.
The purpose of D2 is solely to add more unit space. There are no additional employees to be hired and we do not envisage more traffic or trainees to D1. We currently do not over populate our current spaces and no site complaints have been lodged against us. In fact through the purchase of Unit D2 an additional 5 spaces will be added which indeed will only mitigate any parking concerns Highways may have. In our application the creation of the training room was for occasional use.
Provide parking surveys at regular intervals during the proposed site operating hours, including the busiest times, to show there is existing spare capacity within the applicants control to accommodate the additional parking that would be generated by the development.
D2 is currently operated by an after school facility and there are pinch periods whereby the drop of and pick up of children can make the area busy over a short period of time. The facility also has some pick up vehicles parked in their allocated spaces. There has been no issues between the Units with parking or
traffic control within the last year. When this facility is closed, we in fact gain their 5 parking spaces and we will then have excess parking spaces which we hope to enjoy. On a Monday to Friday 9-5 period there are always spare parking spaces around the units.
