Description: Approval in principle for the erection of a detached dwelling with garage
Highway Comments: All matters would be determined at future reserved matters stage. The proposed site access point shown on the site plan is close to both the proposed dwelling and the existing site access to 70 Groudle Road and may need to be relocated, or a shared access proposed, but this could be dealt with as part of the reserved matters application. On this basis, the proposal appears to be feasible from a highway perspective.
Highway Services does not oppose the application subject to planning condition(s) for any subsequent reserved matters application to include the following:
- Suitable site access arrangements to comply with 'Design Manual for Roads and Bridges' highway visibility standards.
- Access, car parking and on-site vehicle turning layout to comply with the parking standards in 'The Isle of Man Strategic Plan 2016' and the 'Manual for Manx Roads' design guide.
- Proposed site levels no steeper than 1:12 at all access, parking/turning and footpath areas of the site.
