A new build two-story 4 bedroom / 4 bathroom executive dwelling with double garage (No 72 Groudle Road) in its own landscaped grounds to be created by division of the existing plot at 70 Groudle Road.
A separate new access to No 72 from Groudle Road can be easily created by removal of a small section of the applicant's hedged sod bank and with no change required to the existing kerb height. The eaves height will be no greater than that of No 68 and drainage will be similar to Nos 60-70 with rainwater and Biodisc-treated waste water discharging into Groudle Glen (via connection to the shared discharge system installed for Nos 60-70).
A gabion wall is proposed inside (and will be fully hidden by) the existing 3+m high hedge on the north-facing boundary in order to level that part of the existing site using spoil from excavation of ground floor and retaining wall structures. Remaining site spoil from excavations will be used to extend the existing soil bank behind the retaining wall at No 70 in the direction of the northern boundary hedge, following which it will be landscaped to provide privacy between the existing dwelling at No 70 and the proposed new dwelling at No 72.
Disruption to vehicles and pedestrians during construction will be low, no greater than redevelopment work undertaken at Nos 60 and 68 and certainly far less than during original development of the Groudle Road plots.
