Tel 01624 685950 Penketh - Millar 23 West Quay Ramsey Isle Of Man IM8 1DL TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure)(No 2) Order 2013 In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to REFUSE an application by Mr Steven Lace, Ref 18/00802/B, for the Erection of an agricultural building at Field 622432 (formerly 2432) Adjacent To Dhoon Loop Road Dhoon Ramsey Isle Of Man for the following reason(s): 1. There is not an existing agricultural business extant on this smallholding sufficient to justify the erection of a steel frame building. Therefore such a development would be contrary to the requirements of General Policy 3 and Environment Policy 15 of the Isle of Man Strategic Plan 2016 which require that the Department be satisfied that there is agricultural or horticultural need for a new building sufficient to outweigh the general policy against development in the countryside 2. The site is located within an Area of High Landscape or Coastal Value and Scenic Significance. The steel framed building as proposed would be an isolated and incongruous feature positioned in an elevated field of steep gradient within the open countryside within a sensitive landscape. The proposal would not be amenable to screening and result in an unacceptable level of detriment to the character and visual amenity to the surrounding Area of High Landscape or Coastal Value and Scenic Significance. Such development would be contrary to Environment Policy 2 and General Policy 3 of the Island Wide Strategic Plan 2016. Date of Issue: 21st February 2019 Director of Planning and Building Control

This decision refers only to that applied for under the The Town and Country Planning (Development Procedure)(No 2) Order 2013. Whilst a copy of the Officer’s report is included alongside this notice, any wider correspondence which led to the assessment and decision is now available to view on the Government’s website (via Online Services) or at the Department’s offices Murray House, Mount Havelock, Douglas. https://www.gov.im/planningapplication/services/planning/search.iom Any appeal against this decision must be in accordance with the criteria set down in that instrument. Specifically, a valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain: · Payment of a planning appeal fee as prescribed in the Town and Country Planning (Application and Appeal Fees) (No2) Order 2016 (currently £175); · The reasons for making the appeal; and · An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation.
