The demolition of the boundary wall and the subsequent parking of vehicles in front of the building would result in a substantial adverse impact on the character and appearance of the Conservation Area and harming the overall historic quality of this part of the streetscene. The existing wall positively contributes to the area and its removal would fail to preserve or enhance the character and appearance of the Conservation Area contrary to EP35 and EP39 of the Isle of Man Strategic Plan 2016 and Planning Policy Statement 1/01.
