The proposed garage, by virtue of its position, construction and appearance would result in an adverse visual impact on the area as viewed from the adjacent roadway and would have an adverse impact on the character and appearance of the area, contrary to General Policy 2b, c and g and the Residential Design Guidance which advises that "Proposals which result in the loss of more than 50% of the existing front lawned/landscaped garden will not normally be supported". This decision refers only to that applied for under the The Town and Country Planning (Development Procedure)(No 2) Order 2013.
