General Policy 2
Requires development to respect site/surroundings in siting/scale/design, amenity, access/parking, road safety. Satisfied via negligible visual/highway impacts, adequate parking.
Appendix 7
Requires spaces for neighbourhood shop staff/customers/service. Highways argued non-compliance due to capacity; officer found existing arrangements sufficient with surveys showing availability.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.

No objection; proposal adds two public parking spaces, car park aids road safety over previous bus stop parking, limited hall conflict

Key concern: insufficient parking provision leading to illegal overspill parking, highway safety risks, and exacerbation of existing parking problems
Isle of Man Victorian Society
Conditional No ObjectionThe removal of the bay window is like removing the nose from a face - leaving a distinct void between the eyes.; ensure the alterations enhance the area of special interest rather than jar with it; a hipped roof canopy on two short side walls with the modern sliding doors set within the existing stone wall
Conditions requested: retained hipped roof canopy of same proportions as present bay window supported on two rendered flank walls; UPVC sliding sash windows to replicate original 6 over 6 format on ground floor; retain parapet wall on west of building to retain old post box; one larger automatic door with equal size fixed side light
Braddan Parish Commissioners
SupportThe Commissioners are fully supportive of his [IOM Victorian Society] suggestion; being cognisant of the principles of 7.24 of the Strategic Plan would seem to be helpful
Conditions requested: follow suggestion from IOM Victorian Society for canopy over front doors

Highway Services Division

Highway Services Division
ObjectionHighway Services oppose the application due to the lack of parking for the development which would lead to illegal overspill parking
Braddan Parish Commissioners
No Objectionthe refurbishment of the shop would probably not have a dramatic increase on the use of the car park and yet there will be two more public car park spaces
DEFA Registered Building Officer
No ObjectionAs the building is neither proposed to be registered, nor located within a conservation area and given the extent of alterations that have previously occurred to the property, I have no objection to the revised proposals.
