Build dimensions and spec summary.

2400 mm high timber clad kickboards - to ensure the horse can focus on training, and can't hurt himself kicking or jump out. 1100 mm gap - for ventilation. 3500 mm to the eaves. 5789 mm to the top of the roof. 18000 mm diameter = approx 60ft, which is the smallest recommended round pen size to still be workable for the horse. Roof to be constructed of tin sheeting, in green. This is to blend with the surrounding trees and to remain in keeping with the stables, clear sheets will also be in each section to allow daylight through to avoid using lights when necessary. Round pen will be lit by agricultural strip lights which will sit in the roof in each corner so as not to give out much light to the outside, although the arena would not be used during unsociable hours anyway to avoid light pollution. The ground will be evened by the surface put down which will be an eco friendly wood chip surface, much better for the environment than the more commonly used wax and rubber surfaces and easier to dispose of, if needed.

Planning Application - Section 20; additional information. The proposed development complies with Environment Policies 19, 20, and 21. Policy 19 - there will be no loss of amenity, no loss of high quality agricultural land, the proposed site area is currently sparse grazing and mud. There will be no increase in traffic to the local highway, it will actually reduce traffic as the applicant will no longer have to leave the property with their horse and trailer to external arenas. Policy 20 - The proposed development has been designed at the smallest recommended scale to still be workable for horse training and have minimal impact on the site, the proposed site is tucked in to the corner of the field where it will have the least visual impact and will not block any views of landscape or scenery. The gap between the sides and the roof will also help break the building up so you'll still be able to see through to the trees on the banked wall in this corner, as shown In the below photo's. Policy 21 - The proposed development is to be constructed in timber to remain in keeping with the countryside, and sympathetic to the site, matching the stables and general wooded area. The surface has also been chosen as an eco-friendly wood based surface to avoid the standard wax/rubber surfaces which aren't as environmentally friendly.

The proposed development (round pen) will only be in view from the bottom section of the footpath, and goes out of sight once level with the house, the development is also sited on slightly lower ground. It will not obstruct any scenery or views, as the trees are already up on a banked area as in photo 4.

The proposed development can not be seen from the ballakilpheric road as the roadside bank is too high.

The proposed site is slightly lower than the existing house and stables and therefore some of the height of the building will be absorbed here. We appreciate the building may seem high but the gap between the walls and the roof should enable visuals through the building and allow the roof to blend with the trees.
