I haven’t visited the site but from the photos provided the 3 trees which need to be removed appear to be 1 large mature sycamore, 1 early-mature sycamore and 1 early mature ash. As the agent has suggested the loss of the larger sycamore is a cause for concern. Based on the assumption that there are no significant structural defects (a site visit would be required to confirm this) this tree would be considered as a ‘Category B’ tree, meaning it is a tree of moderate quality, suitable for retention for more than 10 years and worthy of being a material constraint. The other 2 trees should be considered as ‘Category C’ trees (i.e. not worthy of being a material constraint) due to their smaller size.
The removal of these trees will have a limited impact on the amenities of the area, however. As the agent has pointed out, there are many other trees in the area and these trees are of little importance in the landscape due to their limited visibility from public vantage points.
I have checked the old aerial photographs showing the area prior to the development of Ballarnard Woods and it looks like the general level of tree cover here has not been significantly affected by the development that has occurred to date.
On balance, I don’t think I would object to the removal of these trees but there should be a replanting plan which provides details of the mitigation planting. I would expect 4 trees to be replanted, all of which should be a species capable of being a large tree (15m+) at maturity. The replanting plan should show the exact location where the trees will be planted, state the species/cultivar (using scientific names, for clarity) and the nursery specification to be planted, and provide details of how the trees will be planted and maintained until they have successfully established.
I would be happy to review these details once submitted and provide advice on related conditions.
