Dear Sir/s We are the directors of Sadler Agricultural Supplies Limited, our company has traded at South Quay Industrial Estate for the last 31 years.
We offer the following comments in respect of the application by Mr Kevin Faragher to operate an Agricultural Supply Company at Ballacoar Farm, Baldrine.
The proposed development on previous agricultural buildings at Ballacoar Farm is on premises owned by the Faragher family, Mr Kevin Faragher lives adjacent to the proposed development.
Whilst we welcome healthy competition from other Agricultural suppliers we feel this development would create unfair competition and on a completely unlevel playing field.
Our company is situated on an Industrial Estate, is subject to high rent ( £ 60,000 per year) and we are subject to Douglas Rates amounting to approximately £ 3,000 per year.
We employ 10 full time workers and part time contractors for whom we pay ITIP contributions.
We therefore contribute significantly to the Douglas economy at a time where many private operators have suffered considerable loses in trading over recent years.
If we compare this with the proposed development, it will have far lower overheads, the proprietor's will live next to the premises, it is unlikely they will employ any people outside the Faragher family.
The site already operating as Green Valley Farm Ltd is already causing pressure on the road system around Baldrine, particular Ballagawne road.
As it stands the development is sited at an existing farming enterprise subject to all the benefits available.
This proposed (existing enterprise) surely compromises bio-security with no separate entrance for farming operations and the proposed development.
We do not feel that planning laws should encourage such developments in a rural area such as this.
We are aware that there are restrictions on working premises in the area. This development, if approved, would createa strong president for other developments.
We feel that any future development such as the present proposed development should be directed to existing industries on trading estates where the island economy would benefit and the Manx Countryside and scenery would maintain its integrity.
