SUPPORTING DOCUMENTATION IN RESPECT OF AN APPLICATION FOR PLANNING APPROVAL FOR CHANGE OF USE OF 38 BALLANAWIN, BRADDAN, IM4 4NT
I own and live in an end of terrace house with a kitchen/diner, living room, hall on the ground floor and 3 bedrooms and a bathroom on the first floor. Site location and floor plans attached.
My business is complementary therapies and I would like to achieve a regular clientele of 2-3 clients per day for 5 days per week.
I do not work on a Sunday plus one day in the week and do not work past 2000hrs each working day.
Only a small portion of my house will be used in the business. Only one client at a time will be received and they enter the front door into the hallway. My therapy room which is converted from a bedroom is on the first floor and clients also use the bathroom on the first floor if required.
In between clients I leave a minimum of 45 mins to allow clients time for drinking water and preparing to leave and also to enable me to prepare my therapy room for the next client.
My drive measures 17m long x 2.5m wide so there is ample parking space on the drive as can be seen in the 3 attached photographs. Therefore there is no obstruction on the highway at all. I live alone and although I don't park in my garage, there is only my car on the drive during my working hours which gives plenty of room for visiting clients. Clients are always instructed to park on the drive.
I live and work on my own with no intention of hiring staff and therefore my business will remain at the level indicated in point 1. If in the future I wish to expand, I will rent premises outside my home.
No alterations or extensions have been or will be made to the property.
My therapies business will not generate an increase in noise level due to its nature.
There will be no fumes or smells generated from my business.
I have all my stock and equipment and if I require new stock (small items only) it will be delivered through the regular postal service which will not cause any inconvenience to the public or my neighbours.
In August this year I undertook the Isle of Man Government's Micro Business Grant Scheme and my business advisor has submitted my application to the Department for Enterprise. DfE has asked me to send a copy of the Planning approval once it has been received.
I have registered my business name as Caroline Etherington Therapies and the registration number is 0272648.
