Extension of an existing house to allow more bedrooms and living space for the four children, as well as friends when visiting the island during the summer. The extensions will also form further facilities for high quality TT and occasional summer holiday self-catering lets in accordance with the aims of the government.
After discussions with the IOM Tourism/Visit IOM, the existing house will stay as it is currently registered i.e. a maximum three bedroom to let "B&B" and the two newly proposed extensions, one on either side of the existing structure, as two "self catering units".
To enhance the architectural values of the building by taking away later Victorian/early 20th century and 1960s parts, replacing them with elements in keeping with the existing Georgian house.
The Georgian character of the existing main part of the building will be retained and enhanced, both externally and internally.

Turning to the impact on the highways, the key issue to consider is car-parking provision. It is proposed that the current small garage (space maximum for a Mini) will be deleted, as it is too small and moreover, it is very dangerous to back out on the long downward sloping street (Stanley Mount East), where cars drive at high speed and Beach House is at the bottom of the slope. The previous owners for 13 years (Mr and Mr Andrew Campbell) never used the garage for this latter reason and the new owner neither. Some recently taken photos at peak hours (attached) show that even with the Queen's Pier car park currently being used for the pier restoration works and hence closed to parking, there are ample car parking possibilities. As stated above, it is envisaged that we will create two high quality occasional summer self catering letting units. TT visitors mainly arrive with their bikes, alternatively by bus. Beach House is within a maximum of two minutes walk to the bus stops (coming or leaving from/to Douglas). Occasional rental will also be made during the summer, when friends and family are not at the house, but again having done some letting last summer, the great majority of visitors outside TT arrived by motorbike, taxi or bus. Beach House is also within a very short walking distance of Parliament Street with all the shops, supermarkets, offices and services, hence not really necessitating a car. Finally, as to the proposed new Ramsey Marina on the other side of the Queen's Pier, the instigator of the project, Mr Bromley-Martin has confirmed to me that there will be ample private and public car parking contained within the marina development, both for the residential properties, as well as the yacht club.
The only neighbour to the property (Mr Gareth Roberts) has been consulted about the proposals and given his verbal consent. (The house marked 'The Nook' on the plan 1:500)
Once approval for the proposed development has been granted, a detailed engineering survey will be commissioned for all the works that are to be undertaken.
An earlier application (ref. no. 08/00807/B) was lodged by the previous owners, Mr and Mrs Andrew Campbell and was approved. (25.6.2008.) (The work was never undertaken).
Dustbins will stay, as of present, in the small internal courtyard. (Put outside on Thursday mornings for emptying and taken back in again afterwards)
