The site is within a residential designation on the Area Plan for the South, so the principle of additional garaging and ancillary living accommodation is acceptable.
General Policy 2
Requires development in residential zoning to respect site/surroundings in siting/layout/scale/design, not adversely affect character, amenity of residents, provide safe access/parking, and not impact road safety. Officer assessed proposal against criteria (b), (c), (g), (h), (i), finding close proximity acceptable for ancillary use, amendments resolve overlooking, distances/light tests pass RDG, ample parking, and no character harm.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Ancillary use only
The new living accommodation may be occupied only as such ancillary to that available in the main house, Mayfield and may not be occupied or sold separately. Reason: the new accommodation would share amenity space, car parking and access and would be very close to the existing dwelling such that separate occupation is not considered acceptable.

ObjectionI already feel hemmed in with Lean-to/Greenhouse which is 2.8M at its highest point and 6M long.; stand by my objections.

ObjectionIf plans went ahead it would be overlooking both bedrooms and the garden in my bungalow, not to mention cutting out a lot of daylight.; I consider the two storey house rather extreme and has given no thought to the unsightly view I will be forced to look at and feel it will devalue my property.
Sharragh Vane resident
ObjectionI felt very deflated to see no height reduction of the proposed building which will be double the height and width of the existing outbuildings of which I can see a good proportion of already.; I also have some reservations on privacy issues due to the boundary hedge not being evergreen.

Objectionwe feel that we must lodge an objection to a two-storey building in such close proximity to our boundary. There is also the issue of two dormer windows overlooking our garden.; we cannot see the necessity for the extra accommodation based on the reasons given.
