Description: Erection of a replacement detached dwelling and alterations to existing vehicular access
Highway Comments: The proposed replacement dwelling would have adequate site parking to comply with the parking standards and 'Manual for Manx Roads' design guidance.
The existing site access is to be widened from 2.6m to 3.8m to the north east. The existing highway visibility splay to the south west would be unchanged and there should be no adverse impact on visibility to the north east as the site is at the end of a cul-de-sac. The proposed site access changes should therefore have no impact on highway safety.
A S109A highway agreement would be needed to legally widen the vehicular access with dropped kerbs.
Highway Services does not oppose the application.
