Proposed demolition of existing dwelling and erection of replacement dwelling at
Dreem-Ny-Gaye, Grove Mount, Ramsey.
1.01 This proposed Design Statement has been prepared as supporting evidence to the accompanying planning application for the proposed erection of a replacement detached dwelling at "Dreem-Ny-Gaye", Grove Mount, Ramsey and should be read in conjunction with the following Planning Drawings;
2.01 The application site comprises of a residential plot at the far north-east end of Grove Mount, located above the Mooragh Park, in Ramsey. 2.02 There is currently an existing 3 Bedroomed detached dwelling on the site, which is to be demolished to make way for the proposed new dwelling. 2.03 A full measured survey has been carried out of the site and is indicated on the submitted drawing numbered 1809 \mathrm{~F} / 01. 2.04 We attach at Appendix A Floor Plans and Site Photographs of the existing dwelling, together with an Aerial Photograph. 2.05 The exiting dwelling has a finished ground floor level of 100.110 , ridge level of 106.930 and an overall external floor area of 240 square metres. 2.06 The site is located in an area zoned as "Predominantly Residential Use" in the relevant planning policy, Ramsey Local Plan. See extract copy attached at Appendix B
3.01 The proposals comprise of demolition of the existing detached dwelling, which is shown dotted blue on drawing number 18 1288/01, and erection of a proposed two storey, 3 Bedroomed detached dwelling with single storey attached garage outlet. 3.02 Drawing number 18 1288/01 shows the design of the new detached dwelling and proposed external finishes.
3.03 The proposed finished ground floor level is set at 100.150,40 \mathrm{~mm} higher than that of the existing. The proposed ridge level is set at 107.215,285 \mathrm{~mm} higher than that of the existing. The proposed overall external floor area equates to 344 square metres, a 43 % increase to that of the existing dwelling. 3.04 The proposed dwelling is a site specific design which takes into account the tracking natural sun light and panoramic sea views located to the east of the proposed site. 3.05 The design of the proposed dwelling has taken into account the immediate neighbouring properties. With larger separation distances provided than that what currently exist. The large glazed elements of the proposed dwelling are located on the north-east elevation looking away from the immediate neighbours. 3.06 The proposed dwelling would be finished externally in a palette of both modern and traditional materials, including such materials as
A mixture of painted render, traditional stone work and horizontal high quality timber cladding left untreated to weather naturally.
Dark blue/grey natural roof slates.
High quality dark grey aluminium triple glazed units. 3.07 The proposed dwelling would be designed having due regard to sustainability and reducing energy consumption. The three key issues of the proposed design would be high insulation levels, incorporating high quality triple glazed window/door units, complete airtightness of the proposed dwelling and a fully fitted internal Mechanical Ventilation Heat Recovery system, (MVHR).
4.01 The existing vehicular access would be utilised to serve the proposed replacement dwelling with the current 2650 mm wide access increased in width to 3850 mm . 4.02 There is ample on site parking provided within the proposed design with a minimum 2 No 3.250 m wide \times 6.000 \mathrm{~m} long car parking spaces provided and space to manoeuvre, within the confines of the proposed site, to allow for a vehicle to enter and exit the site in a forward gear.
