General Policy 2
GP2 permits development in accordance with land-use zoning and other policies provided it respects the site and surroundings in terms of siting, layout, scale, form, design; does not adversely affect townscape character, local amenities, or road safety; and provides adequate parking. The officer assessed the proposal's modest infill extension, pitched roof replacement, and garage conversion as appropriate in design, proportion, siting, and finish, in keeping with the dwelling, with no significant amenity impacts on No. 5 due to minor scale and non-habitable neighbour windows affected, and sufficient parking provided.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Driveway extension and parking
Within two months of the garage being converted to additional living accommodation the driveway extension is required to be completed in accordance with the approved plan 03. Such areas shall not be used for any purpose other than the parking and turning of vehicles associated with the development and shall remain free of obstruction for such use at all times. Reason: To ensure that sufficient provision is made for off-street parking.
