In this instance of the submitted application and the supporting details, following consultation with the case officer, they are happy with the level of detail contained and it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the discharge for planning condition 6 of application 22/00294/B.

Officer’s Report

1.0 Description - 1.1 The proposed application 22/00294/B was approved at planning committee on 20th June 2022 subject to a number of conditions which required the submission of further information prior to commencing works to a specific part of the building. - 1.2 This report is specific to Condition 6 which the applicants are seeking to satisfy. - 1.3 Specific wording of the condition as follows: "Prior to the commencement of each phase of work, No works shall take place on those elements listed below until details of the following items, as agreed following consultation with the Registered Buildings Officer have been submitted to and approved in writing by, the Department:

• a) Proposed architectural detailing, material and finishes of new portico

• b) Proposed detailing and material of glass balustrade to rear terrace Reason: In the interests of the character and appearance of the site and surrounding area".

2.0 Proposal - 2.1 The applicant's agent have now submitted drawing referenced 215 for the discharge of condition 6 for the Portico and the annotations for the balustrading. - 2.2 "The terrace balustrading has been reduced in height and is proposed to be coated with CLEARSIGHT - AGC Glass Europe - PDF Catalogs | Documentation | Brochures (archiexpo.com) applied finish. The image on page 6 of the brochure clearly demonstrates how the glazed effect is reduced. Glare and reflection are minimised significantly and the glass is clear. There is no handrail or frame, and the fixing is behind the parapet. This same glazing has been approved on the original application for use on the front terraces from each bedroom at first floor level."

Case Officer Review; Having reviewed the submitted drawing number 215 rev*, and further to Ross's previous discussions with the applicant's agent regarding its design, I can confirm that in my view the drawing submitted provides sufficient information regarding the proposed architectural detailing, material and finishes of the new portico to discharge condition 6(a) (b) of application 22/00294/B.

3.0 Recommendation - 3.1 In this instance of the submitted application and the supporting details, following consultation with the case officer, they are happy with the level of detail contained and it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the discharge for planning condition 6 of application 22/00294/B.

I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
