In this instance of the submitted application, images of the stashed spacerail system and P10 Cycle Store - Tower House and after consultation with DEFA Highways Development, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for part of the planning condition 2 of application 23/00634/B with the understanding the bike shelter will be provided prior to the occupation of any unit and retained and remain accessible during the life of the apartments.

Officer’s Report
1.0 Description
1.1 The proposed application 23/00634/B for the installation of four double pitched dormers, door to north elevation, double doors to south elevation and the blocking up of a window to the west elevation was approved on 02/10/2023 subject to 2 conditions one of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
"C 2. Prior to commencement details of how the bikes are to be stored within the proposed cycle parking to show six bikes must be submitted to and approved in writing by the

23/10123/AIR Department. This approved bike storage must be provided prior to the occupation of any unit and retained and remain accessible during the life of the apartments.
Reason: the proposal has been accepted on the basis of alternative travel provisions."
2.0 Proposal
2.1 The applicant's agent have now submitted an application for the discharge of conditions, a document containing images of the proposed stashed spacerail system and P10 Cycle Store - Tower House showing plans of how the proposed bike shelter will be implemented into the approved development.
3.0 Consultation
3.1 The DEFA Highways Development team was consulted for advice on the satisfaction of condition. The advice received on 23.11.2023, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation
4.1 In this instance of the submitted application, images of the stashed spacerail system and P10 Cycle Store - Tower House and after consultation with DEFA Highways Development, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for part of the planning condition 2 of application 23/00634/B with the understanding the bike shelter will be provided prior to the occupation of any unit and retained and remain accessible during the life of the apartments.
